Our approach is simple: figure out why it failed and fix it right. If a section of your patio is sinking, we do not just relevel the surface. We pull up the pavers, dig out the failed base, fix the underlying issue, and rebuild it the way it should have been done originally. That is the only way to make sure you are not dealing with the same problem again in two years.
The most common maintenance issue we see comes down to one thing: pressure washing without replacing the joint sand. Once those joints are open, dirt, weed seeds, and moss settle in fast. Within a season you have weeds pushing through every joint and moss taking over the surface. Our approach is to come in, do a heavy pressure wash with spot treatment where needed, fix any low areas or failed edge restraint, and come back within two to three days to sweep polymeric joint sand into the paver joints. For the best results, we recommend applying a moss killer about one week before the pressure wash to make certain the spores are dead before we remove them.
After the sand sets, we recommend sealing. That has to happen two to three days after the polymeric sand goes in. A sealed surface with fresh joint sand is the lowest maintenance setup you can get. Apply moss-out granulars in the spring and fall, and you are set for years. If you have a patio that is 10 to 15 years old, a proper maintenance project can have it looking like the day it was installed.
